Van Rooy Properties development experience includes the development of suburban apartment complexes, the historic renovation of urban mid-rise apartment buildings, the adaptive reuse of historic schools and warehouses, the development of urban mixed use product, the development of retail and office uses, and the re-positioning of underperforming assets.
 
As part of the company’s mission, Van Rooy works to create a substantial impact on the surrounding community with a larger perspective development approach.  Our economic focus is to provide the development of assets at the highest level found to be economically feasible.  This high level of development allows for a long term investment strategy as each development positions itself to compete in the market on an extended basis.  One of the investment parameters of the company is to provide projects that are a catalyst to further development in an immediate neighborhood.  This long term view of an investment and its impact on its surroundings has provided anchors in the communities that Van Rooy serves.  Van Rooy acknowledges that our simulative approach enhances the development opportunities within the neighborhood and in turn insures the neighborhood’s future success.
 
Van Rooy Properties has a value added investment approach, focusing on repositioning assets and developing communities.  Van Rooy provides substantial experience in product and concept development, construction oversight and accounting, management and lease up strategies, project agreement creation and negotiation, and debt and equity structuring.  Van Rooy also has a range of experience with a variety of public and private partners including government sponsored entities such as Fannie Mae and HUD;  institutional equity partners;  the City of Indianapolis;  many other lending institutions;  and third party management partners.
